This is a diamond of a place and we loved it. We rented a suite for 4 nights which gave our kids (4 and 6) a separate room with a sofa bed. The room(s) had some character to it and were large which was great. Views from our suite were directly over the canal and it was far enough away from the touristy bits to be quiet, but a mere 3-4 minute walk and you were in the hustle and bustle of Venice. You could pretty much walk anywhere due to the central location and it was only a short public water taxi ride to the airport so location was nigh on perfect. Lots of nice restaurants locally without getting ripped off. Breakfast was done in 45 minute shifts from 0730 due to the limited size of the dining room but this didn't detract from the food which was fresh and delicious. The reception staff were amazing and really happy to help with all the questions we had about local transport etc. If I were going to Venice again I would definitely stay here. Location, staff, room, views, food etc, everything was amazing.

It’s unbelievable hotel, very beautiful, centrally located and hidden from the noisy crowd, with the view on the canal and a beautiful architecture inside and outside. And the most important is the service, we were welcomed with the super friendly lady who was on the reception- Neda, she also spoke German. Her welcoming smile made us also smiling. My boyfriend had his birthday on the day of check in and we got an early check in and even a room upgrade with fantastic 360 view on the canal and on the beautiful roofs), with a bottle of champagne waiting in our room to celebrate a special occasion. The breakfast was delicious, they also have a tea / coffee time with croissants from 3pm to 7pm (I think it’s a special and very warm Italian hospitality gesture). I can’t find words to describe how we were happy staying in this hotel! Thank you for everything and we will be happy to come back again.

You are visiting an old city in an old building, I expected what I got. Loved the room, very "venetian". Beds were not very comfy, but ok for our short stay. Coffee machine and water in the room were a great PLUS. The evening front desk receptionist was extra super helpful with information, upon our arrival, it really helped. The location was very good, just off the main street and about 3 blocks from the main canal. We loved it. Our reservation did not include breakfast, so I cannot tell. They had an afternoon appetizer in the dining room, free for all guests, and the kids loved it. The day we arrived there were 2 maintenance issues to attend, they were solved immediately. You can ckeck out and leave your luggage till you leave the city. The SL train station is 20min away, with 4 or 5 flights of stairs in the middle.

The room was spacious, clean and had two good size windows overlooking the street that brought in a lot of daylight and the essence of Venice. The service was very good as everything we asked was provided to us by the front desk. Also, the area was very quiet so we enjoyed our sleep. The hotel is set next to a canal at the edge of the Canarregio residential district that is off the tourist route but still at walkable distance to all the main attractions, very close to Rialto, 10 min walk from San Marco and the areas on the other bank of the Grand Canal. Also, very close to the Fontamenta Nove where the Alilaguna vaporetti drop you off form the airport.

The hotel was perfect. the location suited our needs as a small family, slightly sat away from the main hustle and bustle, but only a quick 10 minute walk to the rialto bridge, which was beautiful. The reception team were welcoming and helpful. We opted for breakfast. The breakfast was fresh and exactly what was needed ahead of a busy day. The room was perfect, with 2 large windows overlooking the canal. The decor and facilities exceeded my expectations. Would recommend this hotel.
